Agents who specialize in stucco home sales know best how to price your stucco home. Other agents tend to under-price a stucco home in order to sell it quickly and make themselves look good in the neighborhood.

As a seller, be suspicious if an agent advises you to list your home more than $10,000 less than a comparable brick home. When both were originally built, your stucco home was approximately $10,000 cheaper to build than the same home in brick. (As a buyer, look for under-priced stuccos to be good values to purchase!)

Given all stucco sales data from Jan 1 to May 1, 2006, FMLS statistics say that a stucco home will sell in the following areas in these number of days:

East Cobb North Fulton Sandy Springs* West Cobb
57 60 73 73

*Sandy Springs , tied for the longest sales period for stuccos, also had the highest average price-- $812,900! According to the data, "non-stucco" homes took 58 days to go under conract, versus 57 for succto homes!
